Concrete Next to a Cypress Lake

Oil City takes its name from the oil boom on Caddo Lake. In 1911, Gulf Refining Company finished the Ferry Lake No. 1, the world's first over-water oil platform, out on the lake. Today the town sits on Louisiana Highway 1 just north of that water, 21 miles from downtown Shreveport. Any epoxy flooring in Oil City has to account for the lake. Air off one of the largest flooded cypress forests in the country stays damp, and concrete near it picks up that moisture.

Moisture comes from two directions

A slab can get wet from above and below. From above, humid air condenses on cool concrete, especially on spring mornings after a cool night. From below, moisture in the ground wicks up through slabs that were poured without a vapor barrier. Either one can stop a coating from bonding.

Before we price a floor here we check:

  • Surface moisture with a meter at several spots
  • Air temperature, humidity and dew point on the day
  • Signs of past dampness like white efflorescence or dark patches
  • Low corners where rainwater runs in under the door

If the slab reads high, a moisture-tolerant epoxy primer goes down first. If water is getting in under the door, we will tell you to deal with the grading or the gutter before you pay for a finish.

Sheds and small outbuildings

A lot of lots around Oil City have a small shed or workshop next to the house. Those slabs are often thinner and older than the garage, and some sit lower than the yard around them. We look at how water moves around the building before we recommend a coating. Where the slab is sound and drains, a simple flake floor turns a musty shed into clean, usable storage.

Timing a lake-country install

We watch the forecast closely for Oil City jobs. A cool, clear night followed by a warm, humid morning is the classic setup for condensation on a slab. On those days we wait for the floor to warm above the dew point before we mix. Late spring and early fall usually offer the steadiest conditions, but most months work with the right checks. If the weather turns, we reschedule rather than coat a wet floor.

Boat and fishing gear storage

Living near Caddo Lake often means a boat on a trailer in the garage or a separate building. Trailer tires bring in lake water and grit. Gas, two-stroke oil and fish slime end up on the floor. A flake epoxy floor with a chemical-resistant topcoat handles all of that and hoses out clean. We add grit near the door where the trailer comes in wet.

Porches and covered outdoor slabs

Screened and covered porches are common in lake country. They get damp more often than they get direct sun. A textured outdoor coating with a mildew-resistant topcoat keeps them from going green and slick. Lighter colors stay cooler on the sections that do get afternoon sun.

A small town, practical floors

The 2020 census counted 901 people and 542 housing units in Oil City. Most of the floors we see are working garages, carports, porches and small sheds. We keep the estimate simple: the prep, the system and the total, written down before we schedule anything. Vivian is 9 miles up Highway 1, so we often schedule north Caddo jobs on the same trip.

Oil City Questions

My garage near the lake sweats in spring. Can it still be coated?

Usually. We test the slab and check the dew point on install day. A moisture-tolerant primer handles many damp slabs. If water is running in from outside, that needs fixing first.

What floor works for a garage that stores a boat?

A flake epoxy system with a chemical-resistant topcoat. It stands up to fuel, oil and lake water from the trailer, and we add grit near the door for footing.

Will a coated porch get mildew?

Any surface in a damp spot can grow some mildew. A sealed, textured coating gives it less to hold onto, and it rinses off much more easily than it does from bare concrete.
