Shop Floors for a Railroad-Born Community

Keithville started in the early 1880s, when the Southern Pacific and the Houston-Shreveport railroads met on land owned by the Keith brothers. It has stayed an unincorporated community south of Shreveport ever since, now with US 171 and Interstate 49 nearby. A lot of the epoxy flooring we do in Keithville is out back of the house, in metal shops and equipment buildings that get real work done.

A shop floor is a different job

A garage holds a car. A shop holds a welder, a jack, a parts washer and whatever needs fixing this week. That means dropped wrenches, sliding jack stands, hydraulic fluid, grease and sparks. Shop concrete also tends to be poured with less finish care than a house slab, so we see more trowel marks, low spots and early cracks. Here is what we do differently:

  • Use a 100% solids epoxy base, which builds thicker than water-based or solvent-based products
  • Grind deeper on rough or uneven pours
  • Fill and level low spots that collect fluid
  • Add a chemical-resistant topcoat where brake cleaner and solvents get used
  • Mix in grit near doors and wash areas so wet floors stay walkable

Doors, dirt and big openings

Shops in south Caddo Parish usually have wide roll-up doors that stay open half the day. Sun and rain reach several feet inside. Mud from the yard comes in on tires and boots. We run the coating right up to the door edge, use a UV-stable topcoat on the strip that sees daylight, and pick a flake or solid color that will not show every footprint of red clay.

Cleaning a coated shop

Shop floors get messy, and that is fine. Sweep up metal shavings and grit with a soft push broom so they do not get ground into the topcoat. Use an absorbent on big fluid spills, then mop with a degreaser that is safe for coatings. Skip acid etchers and harsh solvents. A coated floor makes it much easier to see small leaks under equipment before they become big ones.

Lines, zones and color

Shop owners often want more than one color. We can coat a safety-yellow walkway, outline a lift area or mark parking zones for equipment so things go back in the same spot. Lines are laid out and taped after the base coat and sealed under the topcoat so they do not wear off. A solid gray or tan field with a few marked zones keeps a busy shop organized without looking busy.

When a garage is also a shop

Plenty of Keithville homes have a single attached garage that does everything. It parks the truck in the evening and turns into a workbench on weekends. For that kind of floor we usually suggest a flake system with a heavy topcoat. It handles hot tires and dropped tools, and the chips hide the scuffs.

Other floors we coat around Keithville

  • Barn and tack room floors where a sealed surface makes hose-down cleanup easier
  • Covered patios on the back of the house
  • Small commercial bays along the highway corridor

Getting the estimate right

A rural shop slab can surprise you. Some were poured without a vapor barrier, and moisture can come up through the concrete on humid days. We test for it before quoting. If a floor needs a moisture-tolerant primer, the estimate says so up front, along with any crack repair and the full coating system.

Keithville Questions

Will epoxy hold up to a floor jack and jack stands?

A shop-grade 100% solids system is built for that load. Steel wheels and stands can still scuff any coating over time. Flake hides most of it, and a topcoat refresh years later is much simpler than starting over.

My metal shop floor gets damp on humid mornings. Can it be coated?

Often, yes. We test the slab for moisture during the estimate. If it reads high, we use a moisture-tolerant primer under the coating. If the dampness comes from a drainage problem, we will tell you to fix that first.

Do you coat floors in barns and tack rooms?

Yes, as long as it is a sound concrete slab. A sealed floor with some texture is easier to hose down and does not hold odors like bare concrete.
